The Process

A simple, discreet process designed for difficult moments.

Selling a home during a separation can feel overwhelming. Our process is designed to reduce friction, protect your privacy, and keep everyone on the same page.

01

Tell Us About Your Situation

Use our confidential intake form to share your city, your approximate timeline, and any sensitivities we should know about, such as communication preferences between the parties or whether legal counsel is involved. You can complete the form on behalf of both parties, or individually.

Everything you share is confidential and will only be used to find your match.

02

We Match You with a Realtor

Based on your location and needs, we identify a vetted Realtor® from our GTA network who has experience handling sensitive, separation-related sales. Neutrality is essential: our agents are chosen specifically because they have no prior relationship with either party.

We'll introduce your agent within 1–2 business days. Both parties receive the same information at the same time.

03

Your Sale, Handled with Care

From the initial consultation to closing day, your agent provides steady, professional guidance. They'll keep communication clear and balanced, with no favouritism and no side conversations, so both of you always know what's happening.

Your home deserves to sell at its best. Your agent will advise on pricing, staging, and offers with that shared goal in mind.

Common Questions

Is there a cost to use this service?

No. Our referral service is free. Realtor® commission is paid from the proceeds of the home sale, as with any listing.

Do both parties need to agree?

Ideally yes. A neutral Realtor® works best when both parties are willing to cooperate. We can advise in situations where one party is hesitant.

What if we can't agree on a listing price?

Your agent will provide an independent market valuation based on comparable sales, not either party's preference. This gives both of you an objective number to work from, which often resolves disagreements quickly.

Can the Realtor communicate with both of us separately?

Yes. Your agent can communicate with each party individually if needed, while ensuring both receive the same information. Nothing is shared with one party that isn't shared with the other.

What if one party doesn't want to sell?

This is more common than you might think. We can connect you with resources and refer you to legal counsel if needed. In some cases a court order may be required, and your agent will work within whatever framework is in place.

Do you work with family lawyers or mediators?

Yes. Many of our clients are referred by family lawyers, mediators, and financial advisors. Our agents are experienced working alongside legal professionals and will coordinate as needed.

How are offers handled when both parties need to sign?

Your agent will present all offers to both parties simultaneously and ensure both have equal time to review. They will not pressure either party and will facilitate the process neutrally.

What if there are children involved?

Our agents understand the sensitivity of family situations and handle all communication with discretion. The focus is always on a smooth, low-conflict process for everyone's sake.

What if we're not in the GTA?

Currently we serve the Greater Toronto Area. Reach out via the contact form and we will try to direct you to a resource in your region.

Is my information shared with my ex?

Only what is necessary for the real estate transaction. Your contact details and personal notes stay with us.
